Showing in Court
This is eviction related but I wanted to mention this again. Many times, out of state landlords ask me to show up at court to represent them. It is vital that during the eviction process, if there is a court date, then the landlord or their representative must be there and must be aware of all the forms and paperwork that have been served for that eviction! I’m finding that some landlords are not experienced with dealing with court and so they ask me to attend with me to assist them. I think that is great! I do have many years of experience in court and I continue to learn the best ways to present the landlord’s story so that the eviction goes our way. Plus, it’s a great learning opportunity for you too if you need it.
I really recommend that if you cannot make it to court (and you don’t use me), then please make sure to have someone attend that is very aware of what has transpired between you and the tenant and what forms have been served and when. And…make sure that they are well dressed and speak clearly. Presentation matters so much in court!
