Should I do a Year Long Lease?


I’ve been running into many landlords that do year long leases….and it leads to a lot of problems for them. Year long leases are great for your tenants but they are not good for you. In many instances, you may end up with a year long lease, have a tenant that pays on time or nearly on time, but they are difficult to deal with in one form or another. In this case, it is almost impossible to get rid of them because that lease is in place. By having a year long lease, you have removed your flexibility in removing tenants that you don’t like to deal with.

There might some argument that a tenant won’t agree to shorter term leases. It’s my experience that, if a person wants to stay at your place, they will stay for whatever term lease you offer.
