Should I do a Year Long Lease?

I’ve been running into many landlords that do year long leases….and it leads to a lot of problems for them. Year long leases are great for your tenants but they are not good for you. In many instances, you may end up with a year long lease, have a tenant that pays on time or nearly on time, but they are difficult to deal with in one form or another. In this case, it is almost impossible to get rid of them because that lease is in place. By having a year long lease, you have removed your flexibility in removing tenants that you don’t like to deal with.

There might some argument that a tenant won’t agree to shorter term leases. It’s my experience that, if a person wants to stay at your place, they will stay for whatever term lease you offer.

There are so many advantages to having shorter term leases, if you can do that where your property is located. Do you want to discuss more? Give me a call.

Have a great day!

Wow, it’s been a while since I posted!

Are you wondering if there are reviews about my services? There are some at Yelp – that account isn’t owned by me so I can’t edit any of the reviews there. But, if you are wondering what some of the landlords have said about me after we had worked together, please take a look.

Here’s the link:  https://www.yelp.com/biz/perfect-eviction-las-vegas

I hope that link gives you a flavor of what its like to have to go through an eviction process and how I’ve helped some of them. I like to think that we’re in this together and that us landlords need to help each other out when we can!

Received another Thank You :)

I received another message from a client of mine that I’ve worked with often. He owns several properties so (unfortunately!) we work together when his tenants are late with their rent. While it’s always a bit regrettable that people I’ve gotten to know need my service, it is nice to hear that I’ve been able to help them :). By the way, my name isn’t Faith, but he refers to me that way in the email that I received from him.

“Dear Faith,

I want to thank you for your honest professional service.

You were 100% transparence with the eviction process.

You advised me wisely what to do in order for me to be cost efficient.

You obviously won the eviction case.

Regards,

M.R.”

I forgot to post this thank you from August…It’s so nice to know I’m helping :)

Ping’s experience and objectivity greatly helped me through my first eviction.  Not only is Ping extremely prompt with replies, she genuinely cared as a fellow landlord.  Thank you Ping

Another testimonial…These make me feel so good :)

My investment group is located in Los Angeles and is absentee owners with rentals in Las Vegas. We  have ‘rent collecting’ issues with one tenant  and are fortunate enough to run into Ping Braganza. She provides outstanding services to help us to evict this tenant. She has gone the extra mile to answer my questions and leaves me with the confidence and peace of mind that the matter can be handled with all of her help. We now have the tenant evicted and the unit didn’t show any damage after she picked up all of her belongings in one single trip. Ping had  advised me on how to handle the situations from A to Z.  The unit is now  back in landlord’s control. I  highly recommend the service of Perfecteviction.com. Thank you, Ping

What’s Powerful about the 5 Day Notice to Pay Rent or Quit

I’ve done this for years in my apartments complex and it works for my tenants too.  I always serve the 5 Day Notice to my tenants when they are late by 3 days; I never fail to do this!  I do this out of practicality.  In Las Vegas, the waiting period between serving the 5 day to the tenant to submitting to the court to start an eviction is 5 business days.  So, if you serve the 5 day soon after they are late and they don’t pay, then you’ll start the eviction process that much faster.  Now, my experience is that the tenant more often than not, will come to you and pay the rent.  The 5 day notice provides the extra nudge for them to pay the rent – maybe because it’s written proof that you will evict them if they don’t pay or maybe, the 5 day serves as a reminder that they are late.  In any case, serving that 5 day to every tenant that you have (whether they be new or they have been with you for 10 years!) is invaluable.  Just make sure to do it very soon after they are late – I give them 3 days before I serve them.

If you are using an eviction service – Beware!!  Many eviction service providers will charge you a flat fee for an eviction.  Often times, though, the eviction that you pay for involves only the serving of the 5 day notice and then the tenant turns around and pays!!  So, you’ve just dropped $200 to $300 on something that may have taken the eviction service provider just 45 to 1 hour to perform.

I highly recommend (and beware too because this is my business model!!) that you go to an eviction service provider that does eviction services by a la carte.  Serving a 5 days notice should only cost around $30.  If the tenant doesn’t pay within the 5 days, then you will need to pay more for the eviction. But, at least, if you go a la carte, there is that chance that serving the 5 day notice will get you your rent for a very low fee!

Good luck and my best,

Ping

Add the “All Occupants” !

If you are filling out evictions forms, whatever they may be, make sure to add “and All Occupants” where you type in the main renters name.  Why do this?  If the renter has moved someone in during the time that they have been there AND you don’t add “and All Occupants” to the eviction forms, then you will only be able to evict the named person on the eviction forms.  Everyone else living in the unit will get to stay and then you’ll need to fill out eviction forms for them!

Avoid this and add in “and All Occupants” when you do your eviction paperwork.  You’ll evict everyone one living in the unit with one eviction case.
